SELLING:


For those interested in listing a property, I can help you get your home ready for sale by offering everything from easy quick-fix solutions to getting a contractor in to remodel your place. I will help you stage your home so that it looks its beautiful best when potential buyers come to view it. Equally important, I will help you price your home for quick and profitable sale. When I am working with clients, I don't just throw information at them, we work as a team. I make sure that my sellers understand both how I computed the list price and why that price will bring in the best offers. In the weeks leading up to putting your home on the market, I will help you find a solution for storing excess items in your home and will even loan you items to help stage your place. I will keep you in the loop when I am preparing postcards, flyers and advertisements.


After your property hits the market, I will provide you will daily updates on everything from reaction during the open house, hits on websites, visits by realtors and more. When I receive contracts for your property, I will make sure you understand all the positives and negatives of each offer. I will make sure your protected by including and removing contingencies in any counter offer that I prepare on your behalf. I will also make sure that you are getting top dollar for your home. Even in this market, which is more challenging than in the recent past, I have never had a listing that stayed on the market for more than three weeks and have never had a property that sold for less than $5,000 under list price. I will make sure that we are always on the same page and that you have all of the information I have regarding your sale.


BUYING:


If it is a new home or an investment that you are seeking, I can help you put together the best offer possible, at the lowest price and (deleted "with") the right combination of contingencies to protect your investment. My search for you starts with you; I find out your price range and your must have criteria and start the search from there. I provide you with a number of listings that meet your initial criteria and ask you to be extremely critical. I want to know what you like and don't like about each property, that way I am able to search the MLS and find you exactly what you want and need to save you time. I go out of my way to get to know my clients so that I can predict what needs you may have in the future - needs that you hadn't thought of when we started working together. I always encourage my clients to be realistic, but at the same time I will never pressure you to settle. I treat your purchase as if it were my own and go out of my way to make sure you find a place that isn't just a property, but a home.


When it comes time to write an offer, I will work with you to put together a contract which best protects your interests, while securing the home of your dreams. My work for you doesn't stop there. I help all my clients through the inspection and finance process. I go over the inspection report with you and do my best to alert you to issues of concern. Prior to turning in an offer, I will help you to get preapproved - after your offer is accepted, I will work with lenders and you to help you get the best terms available. I always try to help my clients save money. I even try to hunt down the previous owners title policy to save you from paying full price on title insurance.


I have a network of contractors, bankers, and title attorneys who will all get you what you need on time and at reasonable rates. I believe in providing all of my clients with personal care and will help you through each and every step of buying and/or selling your home.
